Mr. Koenigsberger is a veteran of the real estate private equity business with over 25 years of experience in capital markets, commercial and residential real estate markets.
Rick spent over 15 years at Apollo Real Estate Advisors, a large private equity real estate firm. At Apollo, he was a partner where he was responsible for the investment and asset management of a portfolio of both real estate assets and companies representing an enterprise value of over $5 billion. Mr. Koenigsberger oversaw investments in direct real estate, distressed debt, limited partnership tenders, convertible preferred instruments, operating companies and direct corporate equity investments. He also was instrumental in the creation of, and initially headed, the Apollo-GMAC Mezzanine Fund. While at Apollo, he headed up the hospitality business, as well as Apollo’s single-family residential investments, including Apollo’s successful investment into several homebuilding ventures.
After leaving Apollo, Rick, together with two partners, raised approximately $100 million to form ROCA Real Estate Securities Fund L.P., a long-short real estate securities fund, which specializes in the small market capitalization REIT market, which still exists today. Additionally, he also headed, through 2009, XE Capital’s approximate $2 billion enterprise value real estate business. Most recently, together with Co-CEO Ken Witkin, Rick restructured what once was Realty Finance Corporation, a publicly traded Commercial Mortgage REIT, into a multi -disciplined specialty finance company and raised new capital to support this effort.
CV Holdings’ various businesses report to Mr. Koenigsberger and Mr. Witkin and include: LongVue Mortgage Capital, an investor in Residential Loan Portfolios; Centra Funding, LLC, an originator of vendor based Small Ticket Equipment Leasing Transactions; VenSource Capital, LLC, an originator of Equipment Leases to the Bio Tech, Hi Tech and Life Sciences Industry; and CV Capital Funding LLC, a Real Estate Bridge Lending Company.
Mr. Koenigsberger graduated summa cum laude from the Wharton School of the University of Pennsylvania.
Mr. Witkin has over 30 years of experience in the real estate lending and workout industry as well as having served as CEO/Restructuring Officer for two publicly-traded commercial mortgage and equity REITS.
His banking career includes 17 years at FleetBoston and it successor corporation, Bank of America. At FleetBoston he managed the growth of the Commercial Real Estate Group from $4 billion to more than $24 billion of loans and founded TriSail Capital Corporation, a mezzanine lender with $2 billion of assets and two TriSail-sponsored institutional funds totaling $200 million of committed capital.
In addition to managing the Commercial Real Estate Group, he had direct responsibility at various points during his tenure for: National Asset Based Lending, Corporate Syndications, Leverage Finance and Financial Institutions Group. He was the CEO/Chief Restructuring Officer of CBRE Realty Finance Corp, the predecessor company to CV Holdings, which at its peak had assets in excess of $2.3 billion and a market cap of over $500MM. He began his career at Citibank Asset Based Lending and Citicorp Real Estate, Inc., led First Chicago’s Florida Real Estate Group, was COO of a Florida residential homebuilder for seven years, and was President and CEO of Associated Mortgage Investors, a public equity REIT. He also recently advised SJB Holdings, where he was instrumental as part of a two-person management team, in the raising of $1.1 billion to acquire banks through recaps and/or FDIC-assisted transactions.
Ken recently spent four years as a partner of The Roseview Group, a real estate investment and advisory firm. Most recently, together with Co-CEO Rick Koenigsberger, Ken restructured what once was Realty Finance Corporation, a publicly traded Commercial Mortgage REIT, into a multi -disciplined specialty finance company and have raised new capital to support this effort. Mr. Witkin earned a BA with honors from Hofstra University and an MBA from the NYU Stern School.
Mr. Iervolino has over 20 years of experience as a private lender and originator.
Prior to CV Capital Funding, Mr. Iervolino was the senior originator at Procida Funding for the 100 Mile Fund. Prior to, and during his time at Procida, Mr. Iervolino originated over 150 loans with his own capital in every transaction and developed a network of over 13,000 brokers and industry-specific vendors. Mr. Iervolino’s diligence and valuation methodologies have led to the origination and funding of highly collateralized loans that have not suffered any loss of principal and have generated mid-teens annualized unlevered returns.
Mr. Iervolino spent the previous 20+ years becoming one of the largest single individual proprietors of a top-tier, nationwide franchise, ultimately liquidating his majority stake to take advantage of higher yielding real estate investment opportunities. Mr. Iervolino’s wide array of experience and network of contacts has helped him specialize in commercial origination, structuring high-yielding real estate loans secured by hard assets, and evaluating LTV, collateral and rates.
As the son of a homebuilder and nephew of a developer, ground up construction was always front and center for Mr. Iervolino. In addition, Mr. Iervolino has been seasoned in the private sector managing friends and family capital in excess of $250 million. Mr. Iervolino has handled all aspects from due diligence and origination to asset management through the takeout.
Joseph Mottola has over 25 years of experience originating, screening, and closing commercial real estate financing transactions nationwide. Prior to joining CV Capital Funding as a Managing Director, Joseph was a Commercial Loan Officer with UC Funds in Boston for over 3 years. He sourced, screened, and closed high quality commercial bridge loans for a full range of property types and loan amounts nationwide, in all positions of the Capital Stack by leveraging his extensive network of financial professionals. Before this, for nearly 20 years, Joseph was founder and President of Vista Mortgage Corp., a Massachusetts based mortgage intermediary firm that closed hundreds of commercial, residential, and construction real estate loans for multiple property types, with a wide range of loan amounts, in select national markets by utilizing multiple capital sources and loan products. At other points in his career, he was a loan officer at a “de novo” commercial bank, an asset manager at a large regional mortgage lender, and a founding member of Amici Capital Partners located N. Andover, Ma. Joseph is a seasoned finance professional who has successfully navigated multiple market cycles to provide outstanding results for his clients. He earned an Undergraduate degree in Economics from Boston College and a Masters of Science in Accountancy degree from Bentley University.
Mr. Wang has over 10 years of experience in residential and commercial real estate finance.
He started his career at XE Capital Management, a $1 billion AUM hedge fund with investments in life insurance products and both domestic and international real estate. During that time, he underwrote and analyzed over $3 billion of real estate opportunities, and he was involved in the deployment and asset management of approximately $500 million of debt and equity in residential, land and commercial development deals throughout the US, Latin America and India. He was also responsible for creating an equity-option valuation model used on the entire real estate portfolio, which totaled nearly $2 billion in enterprise value.
After XE Capital, Mr. Wang served as a real estate sector expert for Lgreen NAV, a financial advisory company. During that time, he worked with several large, well-known, institutional clients to create proprietary financial models for a $1 billion/year CMBS origination and securitization platform, to perform valuations on over $750 million of real estate investments, and to advise in the acquisition, sale and restructuring of distressed opportunities.
Mr. Wang received his B.S. in Computer Engineering from Columbia University and his M.A. in Economics from New York University.
Mr. De Mata has over 12 years of accounting, financial reporting and real estate experience. Prior to joining CV, he was an assurance senior manager at Ernst & Young LLP (EY) serving various types of public and private real estate clients including real estate investment trusts, real estate opportunity funds, multifamily, senior living, homebuilders, and hospitality companies (including timeshares and hotels, both from owner and operator sides). He has experience with SEC reporting and filings of registration statements, XBRL, comfort letters, purchase price allocations, valuation of real estate projects, construction contract accounting, lease accounting, consolidations, and coordination, scoping and testing for various entities that are required to comply with Section 404 of the Sarbanes-Oxley Act. He graduated with a Bachelor of Arts in Business Administration – Accounting from California State University, Fullerton and is a Certified Public Accountant with the California Board of Accountancy.
Mr. Tarkowski has over 7 years of finance and real estate experience. He started his career at Colliers Macaulay Nicolls where he supported transactions across all asset types; including Industrial, Land, Office, Retail and Multi-family properties. After Colliers CMN, Mr. Tarkowski led the finance team for a property management firm focused on small to mid-size mixed use condominium associations in the greater Chicagoland area. During that time, he advised and modeled financial strategy for a wide variety of clients to ensure financial solvency during a time of higher defaults and vacancies brought on as a result of the great recession. He has also held key analytical positions for $1 billion+/year companies in the CPG and high volume staffing industries. Mr. Tarkowski earned a B.S in Regional Development from the University of Arizona and his MBA in Finance from Bellevue University.
Prior to joining CV Capital Funding, Kevin spent over 3 years as a Commercial Real Estate Underwriter at Capital One Bank. In this role, he focused on the underwriting of commercial real estate loans for office, retail, warehouse, hotel and multi-family properties with a focus on the NY tri-state region. Kevin is a graduate of Hofstra University’s Frank G. Zarb School of Business with a degree in Finance.
Prior to joining CV Capital Funding, Mr. Kaplowitz spent 3 years at Cooper-Horowitz, Inc. where he focused on originations and analysis of commercial real estate. In this role, he underwrote, structured and arranged over $500,000,000 of debt and equity opportunities on behalf of his clients for all asset types throughout the country. Mr. Kaplowitz earned his B.S. in Finance from the University of Delaware and his MBA in Real Estate from Baruch College.
Mr. Ferrarone has over 4 years of lending experience, most recently with Emerald Creek Capital – a nationwide commercial bridge lender where he focused on loan origination, underwriting, and new business development. Mr. Ferrarone got his start in real estate working in the appraisal and title insurance industries. He also has worked as a Lending Advisor for OnDeck Capital and Herio Capital. Nick is a graduate of the University of Colorado at Boulder with a BA degree in Political Science.
Prior to working with CV Capital Funding, LLC, Mrs. Scott spent 3 years at A10 Capital where she focused on middle market commercial bridge and permanent loans. In her role, she worked directly with mortgage brokers and closely with credit and legal teams to source over $300,000,000 of debt opportunities throughout the country. Mrs. Scott earned her B.S. in Business Marketing from Boise State University.
Mr. Jones has over 3 years of lending experience most recently with A10 Capital. While there, he was responsible for the sourcing and closing of over $15 Million in funded loans with a varied focus on Bridge & Permanent lending to commercial assets and rental home portfolios. In his role, Mr. Jones worked directly with investors across the Southeastern United States and attended several conferences including ICSC Atlanta, Charlotte, and RECon. Prior to A10 Capital, Mr. Jones worked as an Analyst for Harmonic Investment Advisors, a boutique Registered Investment Advisory group. In this capacity, he directly provided support for the Company’s fixed income and equity products. Mr. Jones’ diverse background working origination and analyst roles has provided solid groundwork for his success as a Loan Originator. Mr. Jones graduated from the University of Colorado with a B.S. in Finance.
